He turned the page, the heavy bond paper making a sharp, clean sound in the quiet office.

“But Samuel did not read the default provisions in section nine,” Marcus said.

I leaned forward, resting my hands on the edge of the dark wood desk.

“What does section nine say?” I asked.

“It states that any attempt by either party to unilaterally convey, sell, or transfer any portion of the real property without the express, notarized signature of the other party constitutes an immediate material breach,” Marcus said.

He leaned back in his leather chair, his voice remaining level and dry.

“He actually reinforced your ownership when he tried to steal it.”

I looked at the black ink of my own signature on the photocopy he slid toward me.

“So the five-dollar deed he gave to Lisa is not just invalid,” I said.

“It is a legal trigger,” Marcus said. “By filing that fraudulent transfer, he automatically forfeited every single claim to the marital estate, the equipment, and the breeding stock.”

He closed the folder with a soft thud that seemed to echo in the small room.
