“They will expect you to sign a valid quitclaim deed to clear the title for Ashley’s lender,” Richard said. “Your sister’s private loan of one hundred and forty thousand dollars is contingent on her presenting a clean title by the end of the month.”

“Let them bring the loan documents,” I said. “Let them bring whatever they want me to sign.”

Richard reached for his desk calendar, his thumb running over the black leather edge. “You realize what happens when we lay the certified trust documents on the table alongside Ashley’s forged deed?”

“I do,” I said.

“The lender will discover their collateral is completely worthless,” Richard said. “They will call the district attorney before the afternoon is over. Your sister will face felony forgery charges, Emily.”

“She made her choice when she took my name,” I said.
