“How long does a counter-petition take?” I asked.

“Ten days for the filing, another twenty for the hearing,” Richard said.

“I do not have thirty days,” I said. “The notice Ashley left on my door expires in less than two weeks, and my landlord on the apartment is already demanding a double deposit to extend my lease.”

Richard stopped tapping his pen and held it still against the yellow paper. “We can file for an emergency injunction on the eviction today. The irrevocable trust is active, Emily. The deed transfer was recorded before your sister filed her forged document.”

“If we file an injunction, they will hire their own lawyers and drag this through probate court for a year,” I said. “My father will spend every dollar he has to prove he is right, and Ashley will find another broker to lease the land out from under me.”

“They do not know about the trust yet,” Richard said.

“That is why I want to invite them here,” I said.

Richard leaned back, his leather chair creaking under his weight. He adjusted his glasses, his eyes narrowing as he studied my face. “A settlement meeting?”
