“Your sister is only thinking of the family, Emily,” my mother said, her voice carrying a sweet, thin tone. “We have to look at the larger picture here.”

“The larger picture is that Ashley wants to sell a house she does not own,” I said.

“It is a family asset,” Ashley said. She tapped her polished fingernails against the table. “I have already looked into the subdivision potential for the Elm Street lot. We could easily split the parcel.”

“The zoning laws on Elm Street do not allow for multiple dwellings on a single lot,” I said. “The minimum lot size for a split there is ten thousand square feet. The property is only nine thousand two hundred.”

“There are variances, Emily,” Ashley said, her voice dropping into a sharp whisper. “If you actually cared about helping us, you would have let the surveyor finish his work.”

“I am not signing any variance requests,” I said.

Ashley reached behind her and touched the corner of the heavy leather folder on the sideboard. “We will see about that.”
