Rachel did not look at Arthur or Linda. She walked straight to Greg Vance, clicked her silver pen three times, and pulled a blue folder from her briefcase.

“Mr. Vance,” Rachel said, her voice cutting through the wind with military precision. “I am Rachel Monroe, counsel for Olivia Carter. You are currently assisting in an illegal entry on a private homestead.”

“We have a power of attorney signed by the trustee,” Vance said, his voice dropping an octave as he looked at the folder.

“The trustee of the estate is Olivia Carter,” Rachel said, tapping the blue folder. “The document your client presented to you was notarized on December twenty-eighth. On that date, the actual trust account had already been liquidated without the beneficiary’s consent.”

Arthur took a step toward Rachel, his face darkening under his hat. “That is family business, young lady. You have no standing here.”

“I have the federal banking logs from the Craig branch,” Rachel said, ignoring him. She handed a white sheet of paper to the realtor. “Look at the signature on line four, Mr. Vance. Then look at the certified copy of Arthur Carter’s signature on his own mortgage documents.”
