“The agent said everything was clear,” Emily said, her voice rising slightly. “He had the notarized signature from your father.”

She stepped back, inviting me inside with a nervous nod.

The living room smelled of fresh paint, but my old oak coffee table was still sitting in the center of the rug.

“My father had a limited power of attorney, Ms. Morrison,” I said, standing on the threshold. “It did not authorize a transfer of title.”

Emily set her mug down on the mantelpiece, her hand shaking so hard the porcelain clicked against the wood.

“I gave them my entire savings,” she said, her fingers tracing the edge of her collar. “The agent, Mr. Benson, told me the family wanted a quick off-market sale.”

“Which agent?” I asked.

“Gerald Benson,” she said, her voice dropping to a whisper. “He handled all the closing documents at his office on Garden Street.”

I looked at the small girl, who was now clutching a plastic doll, watching me with quiet curiosity.

“I need to see those documents,” I said.
